Well, if you manage your own properties, there are actually three worst things. You may have heard of them already. It’s the 3 T’s of investing in real estate.

Tenants
Toilets
Trash

What if you could still invest in real estate now while there are TONS of bargains, but virtually ELIMINATE most of those 3 problems of Tenants, Toilets and Trash?

The BEST way to Get More Seller Leads Right NOW!!

I’m deviating from my more recent topic of short sales, loan mods and working with underwater sellers for this post.
Instead, I want to talk about a way to increase your pool of buyers.
We all know that the pool of buyers we have is like the holy grail of real estate investing. You may be able to go out and buy a house for 50% of the ARV right now, but guess what, if you don’t have anyone that wants to buy it or at least rent to own the home, you are going to be in a world of hurt after a very short period of time.

That is why the banks are willing to sell these properties so cheap right now. They know that not too many people can qualify for a loan right now, so they have to take that into consideration when they are deciding how much they will settle on. This is often done through a BPO or Broker Price Opinion. The bank typically asks a real estate agent to provide a BPO so they can better analyze offers that may come in or if they just want to hold the note and not let anyone else come in and buy it.

So, what do you do to find a buyer lead that won’t flake out on you.
Well, we have looked across the country to find a way to increase our number of leads for buyers. You can’t rely on any one method. However, you can do a few simple things.

Here are some of our favorite ways to generate leads.
* Website Traffic (Contact me if you need a website or want to list your property on ours)
* Craigslist
* Professional Signs
* Word of Mouth
* Direct Marketing (Post Cards and letters)
